Fire System Compliance Upgrade

Project Overview:
Fire Boar was engaged to upgrade and modify the fire system to ensure compliance with AS1670 Section 7, AS2118.1.99, and AS2419. The scope included extensive fire protection enhancements across multiple tenancies and common areas.

Technical Achievements:

  • Fire Sprinkler System Overhaul: Installed new pipework and sprinkler heads, upgraded sidewall sprinklers near escalators, added new heads to the atrium, and installed exposed sprinklers in cold shell tenancies.
  • Fire Hydrant & Detection System Enhancements: Installed new fire hose reels, relocated existing hydrants, added new detectors and OWS speakers, and reprogrammed the Fire Indicator Panel (FIP) for seamless integration.
  • Carpark & Riser Safety: Installed up to 40 exhaust duct sprinklers to enhance fire safety in high-risk areas.
  • Electrical & Cabling Upgrades: Installed new conduit, wiring, and devices to support the upgraded fire detection and suppression systems.

Challenges Overcome:

  • Live Environment Work: Conducted staged demolitions and nightly drain downs to minimize disruption to existing tenancies.
  • Structural & Compliance Adjustments: Raised sidewall sprinklers near escalators and surface-mounted conduits to meet regulatory standards.
  • Comprehensive Documentation & Testing: Provided as-installed drawings, compliance certifications (Form 12), and O&M manuals while ensuring a 12-month defect liability period.

Additionally, Fire Boar conducted operational testing of sliding fire doors and facilitated their removal as required. This project highlights Fire Boar’s expertise in delivering complex fire system upgrades while maintaining compliance, safety, and operational efficiency.
