Fire System Upgrade & Compliance Works

Fire Boar successfully upgraded and modified the fire protection system to ensure compliance with AS1670.4, AS1670 Section 7, and AS2118.1. This project involved sprinkler system modifications, fire detection upgrades, and emergency communication enhancements across multiple levels of the building.

Technical Achievements:

• Sprinkler System Enhancements
  • Isolated and drained the sprinkler system for the scope of work, ensuring daily reinstatement where possible.
  • Installed new sprinkler mains, range pipes, and isolation valves, ensuring optimal coverage and compliance.
  • Used hard pipe sprinkler droppers as per project specifications, avoiding flexible alternatives.
  • Integrated a monitored sprinkler isolation valve into the fire detection system.
• Fire Detection & Emergency System Upgrades
  • Installed surface-mounted and ceiling-mounted smoke detectors as required.
  • Installed temporary thermal detectors with loop cable connections for future conversion to smoke detectors.
  • Upgraded emergency warning speakers, including relocation and installation of new surface-mounted units with enclosed conduit.
  • Relocated fire hose reels (FHR) and manual call points (MCPs) to align with new building layouts.

Challenges Overcome:

• Ceiling Demolition & Structural Constraints – Carefully removed and reinstalled sprinkler mains and range pipes while coordinating with ceiling demolition and rebuilding phases.
• Asbestos Risk Mitigation – Took precautionary measures when installing sprinkler heads on Level 6 due to the presence of asbestos.
• Seamless Work Execution – Balanced normal working hours with safe and efficient access using 12ft and 6ft steps in restricted areas.

Deliverables & Support:

• As-installed drawings, Form 12, and O&M manuals provided.
• Fully tested, commissioned, and compliant fire safety systems, ensuring reliability and adherence to regulations.
