Technical Achievements and Difficulties Overcome
Project Overview: Fire Boar successfully installed a comprehensive fire system to ensure compliance with AS1670.1, AS1670.1 Section 7, and the specifications outlined in the tender documents. The project involved upgrading and integrating various fire safety systems, including fire detection, alarm systems, and critical interfaces with mechanical services and building infrastructure.
Key Technical Achievements:
- Fire System Installation:
- Installed a new Fire Indicator Panel (FIP), complete with ASE (Automatic Smoke Extraction), OWS (Override Warning System), and fan control, ensuring complete fire safety coverage.
- Fire detectors were installed in common areas, while duct probe detectors were placed in the car park for early fire detection in high-risk zones.
- OWS speakers were installed throughout the facility, ensuring clear and effective fire alarm communication.
- System Integration:
- Successfully interfaced the fire system with the sprinkler system and pump, providing seamless communication between the fire suppression and alarm systems for coordinated emergency response.
- Integrated the fire system with mechanical services, ensuring the safe operation of HVAC systems in the event of a fire.
- Established an interface with basement refuse room fire shutters, ensuring they activate in a fire emergency to contain smoke and heat.
- Additional Features:
- Provided a fire trip to the ground floor auto doors, allowing automatic door closure in case of a fire to prevent the spread of smoke and fire.
- Supplied comprehensive As Installed Drawings, Form 12 certifications, and O+M Manuals to ensure proper documentation for future maintenance and regulatory compliance.
Challenges Overcome:
- Incomplete Drawings:
- The project drawings provided were incomplete, which required us to design and implement additional fire safety features, such as additional speakers and the integration of fire shutters in the basement. This required careful planning and coordination with other contractors to ensure the correct placement of these systems.
- System Integration Complexity:
- Integrating the fire system with various building systems, such as the sprinkler system, mechanical services, and fire shutters, presented significant technical challenges. We overcame these by ensuring seamless communication and coordination between all systems to ensure safety in the event of a fire.
- Logistical Coordination:
- Coordinating the installation of fire safety systems in common areas and basements while maintaining building operations required careful planning and scheduling, particularly when interfacing with critical systems like auto doors and ventilation.
Final Deliverables:
- The successful installation and integration of a fully compliant fire system.
- Provision of As Installed Drawings, Form 12, and O+M Manuals.
- A twelve-month defect liability period (DLP) to ensure ongoing system performance and support.
This project demonstrates our expertise in delivering integrated fire safety systems, overcoming challenges related to incomplete plans, and ensuring compliance with complex safety standards.
